Terms of Service
These Terms govern your access to Flipper Fred, Flipper Leads, off-market agent deal information, and any related subscription, lead, research, data, or support service.

1. Binding agreement
By using this website, buying a subscription, submitting information, receiving leads, or using any Flipper Fred service, you agree to these Terms of Service and the Privacy Policy. If you do not agree, do not use the website or services.
“Flipper Fred,” “Fred,” “Flipper Leads,” “we,” “us,” and “our” refer to the Flipper Fred website, brand, service, owner, operator, contractors, agents, vendors, and related service providers. “You” and “customer” refer to the buyer, subscriber, user, company, investor, wholesaler, agent, or person accessing or using the service.
2. What you are buying
Flipper Fred sells access to real estate lead-flow information, research, market notes, potential seller leads, off-market opportunity information, and related digital services. You are buying access to information and research. You are not buying a guaranteed deal, guaranteed seller response, guaranteed appointment, guaranteed contract, guaranteed closing, guaranteed assignment fee, guaranteed profit, exclusive territory, brokerage service, legal service, investment advice, or financial result.
Lead availability, source type, volume, delivery timing, data fields, accuracy, market coverage, and opportunity quality vary by county, market, data source, agent submission, and business conditions. We may change, pause, limit, substitute, or discontinue any lead source, delivery method, feature, county, market, or service at any time.
3. All sales final. No refunds.
All payments are final, non-refundable, and non-transferable.
Because Flipper Fred provides immediate access to information, lead flow, research, digital services, market access, and/or subscription benefits, we do not provide refunds, partial refunds, prorated refunds, credits, charge reversals, replacement months, free extensions, or make-goods for any reason, including unused service, missed leads, dissatisfaction, lack of deals, lack of seller responses, lack of closings, market conditions, buyer error, duplicate purchases, cancellation after renewal, or failure to use the service.
Canceling your subscription stops future renewals only. Cancellation does not refund past charges or the current billing period. If you do not want to be charged for the next billing period, you must cancel before the renewal date.
Chargebacks, payment disputes, or failed payment activity may result in immediate suspension or termination of access. We reserve all rights to provide Stripe, payment processors, banks, card networks, collection providers, or other dispute reviewers with account records, checkout records, delivery records, usage records, these Terms, and any communications needed to defend the charge.
4. Stripe billing and subscription access
Payments are processed by Stripe. The current MVP subscription price is $99 per month unless another price is displayed at checkout. Stripe handles payment processing, receipts, card storage, failed payment handling, and renewal billing. This website does not store card numbers.
You authorize recurring billing until cancellation. You are responsible for keeping payment information current and for managing your subscription before renewal.
5. No brokerage, agency, or transaction representation
Flipper Fred is not your real estate broker, agent, transaction coordinator, attorney, tax advisor, financial advisor, investment advisor, title company, lender, fiduciary, or representative. We do not represent buyers, sellers, agents, brokers, landlords, tenants, lenders, title companies, or any party in any transaction.
We do not negotiate purchases, sales, assignments, listing terms, commissions, agency relationships, contracts, repairs, price, access, contingencies, or closing terms for you. Any licensed real estate activity must be handled by properly licensed professionals. You are responsible for using your own professionals and confirming your own legal authority before acting.
6. Off-market agent opportunities
Flipper Fred may receive pocket listing, pre-market, off-market, distressed, investor-friendly, or other opportunity information from agents, third parties, market contacts, research, or other sources. When available, we may share that information with subscribers or buyers.
We do not guarantee that any off-market opportunity is exclusive, still available, accurately priced, assignable, financeable, legal to market, properly authorized, free of title issues, free of condition problems, or suitable for your strategy. You must independently verify the agent, seller, authority, property condition, title, value, access, contracts, disclosures, listing status, agency rules, and transaction details before acting.
7. No guarantees and no reliance
Flipper Fred makes no promises, warranties, or guarantees about lead quality, lead quantity, lead exclusivity, seller motivation, seller intent, seller contactability, seller response, agent response, property value, repair cost, ARV, equity, title, availability, assignment potential, legality, profit, deal flow, or business results.
You agree that you are not relying on Flipper Fred as the sole basis for any purchase, offer, assignment, marketing campaign, call, text, email, contract, investment, or business decision. You are solely responsible for your own due diligence and decisions.
8. Lead data may be wrong or outdated
Lead, owner, seller, agent, property, market, and contact information can be incomplete, outdated, duplicated, inaccurate, unavailable, or changed after delivery. Public records, third-party data, agent submissions, market information, and research notes may contain errors. You must verify all information yourself before relying on it.
9. Your compliance responsibilities
You are solely responsible for complying with every law, rule, regulation, contract, platform policy, brokerage rule, data-provider restriction, and industry standard that applies to your business and outreach. This includes real estate licensing laws, advertising laws, privacy laws, consumer protection laws, fair housing laws, data-use laws, Do Not Call rules, TCPA, state mini-TCPA laws, SMS rules, email rules, CAN-SPAM, calling-hour rules, opt-out rules, and local real estate regulations.
You may not use Flipper Fred information for unlawful, misleading, abusive, deceptive, harassing, discriminatory, spammy, or non-compliant outreach. You are responsible for maintaining your own suppression lists, opt-out handling, consent records, licenses, disclosures, scripts, and compliance systems.
10. County-limited access is not legal exclusivity
Flipper Leads may be limited by county or market as a business practice. County-limited access does not create ownership of a territory, a franchise, a legal exclusivity right, a protected agency relationship, or a guarantee that no other investor, wholesaler, agent, buyer, subscriber, competitor, public source, data provider, seller, or third party will see, receive, contact, market to, negotiate with, or pursue the same property or seller.
11. Confidential information. For your use only.
All leads, lists, seller information, owner information, agent information, property information, off-market opportunities, research notes, county access, market notes, contact information, data, files, messages, reports, and materials provided by Flipper Fred are confidential business information provided only to the paying customer or authorized account holder.
You may use Flipper Fred information only for your own internal real estate investing or wholesaling business. You may not share it with partners, friends, competitors, employees, contractors, agents, buyers, sellers, other wholesalers, investors, vendors, lead companies, data companies, public groups, online communities, social media, CRMs owned by others, or any third party unless Flipper Fred gives written permission first.
You may not copy, scrape, resell, publish, post, forward, sublicense, redistribute, transfer, upload, expose, pool, syndicate, broker, trade, barter, give away, or commercially exploit Flipper Fred leads, lists, research, copy, systems, workflows, pages, data, or materials. You may not use Flipper Fred information to build, train, improve, support, or operate any competing lead service, data product, CRM, software tool, buyer list, seller list, agent list, or marketing database.
Any unauthorized sharing, resale, redistribution, posting, forwarding, scraping, copying, or third-party use is a material breach of these Terms and may result in immediate termination without refund, loss of access, collection activity, legal action, injunctive relief, damages, attorney fees, and any other remedy available.
You may not reverse engineer our sourcing, duplicate our system, use our materials to build a competing service, or use Flipper Fred in a way that damages the brand, website, customers, vendors, agents, data sources, or operations.
12. Intellectual property
Flipper Fred, Flipper Leads, website copy, designs, systems, workflows, research formats, lead organization, and materials are owned by Flipper Fred or its operators. You may not use our brand, content, or materials in a confusing, misleading, competitive, or unauthorized way.
13. Service suspension or termination
We may suspend, limit, or terminate access at any time for nonpayment, chargebacks, abuse, suspected misuse, legal risk, compliance concerns, resale, sharing, scraping, fraud, harassment, threats, violation of these Terms, or conduct that we believe could harm Flipper Fred, its customers, agents, vendors, sources, or operations.
14. As-is service and warranty disclaimer
The website, leads, research, data, off-market information, agent-submitted information, notes, and services are provided “as is” and “as available.” We disclaim all warranties, express or implied, including warranties of accuracy, completeness, availability, merchantability, fitness for a particular purpose, non-infringement, title, quiet enjoyment, and uninterrupted service.
15. Limitation of liability
To the maximum extent permitted, Flipper Fred and its owners, operators, contractors, agents, vendors, partners, data sources, and service providers are not liable for lost profits, lost deals, lost opportunities, lost data, lost goodwill, business interruption, replacement services, indirect damages, consequential damages, special damages, incidental damages, punitive damages, or any loss arising from your use of or inability to use the website, leads, data, information, agent opportunities, or services.
To the maximum extent permitted, our total liability for any claim connected to the website, service, leads, subscription, information, or these Terms will not exceed the amount you paid to Flipper Fred in the one month immediately before the event giving rise to the claim.
16. Indemnification
You agree to defend, indemnify, and hold harmless Flipper Fred and its owners, operators, contractors, agents, vendors, partners, data sources, and service providers from any claim, demand, dispute, chargeback, investigation, penalty, fine, loss, liability, damage, settlement, cost, or expense, including attorney fees, arising from your use of the service, your outreach, your transactions, your violation of these Terms, your violation of law, your data use, your communications, your marketing, your real estate activity, or your violation of any third-party right.
17. Disputes must be individual
Any dispute, claim, or controversy involving Flipper Fred must be brought only on an individual basis. You agree not to bring or participate in any class action, mass action, representative action, collective action, private attorney general action, or consolidated proceeding against Flipper Fred.
18. Changes to these Terms
We may update these Terms at any time by posting a revised version on this page. Your continued use of the website or services after changes are posted means you accept the updated Terms.
